Window cleaning prices UK: what cleaners charge, and how to price your round
Templates and forms for UK window cleaners: Window Cleaner business templates →
TL;DR: MyJobQuote puts a regular window clean at £20–£35 for a terraced house, £20–£40 for a semi and £35–£60 for a detached house (updated August 2026). First or deep cleans cost 50% to 100% more. To set your own price, time each house, add travel, and check what you earn per hour, not per clean.
How much do window cleaners charge in the UK?
Two consumer cost guides give these ranges. They're what homeowners are told to expect, not a survey of what cleaners earn.
| House type | MyJobQuote: regular clean | MyJobQuote: typical time | Checkatrade: starting cost |
|---|---|---|---|
| Terraced (8 to 10 windows) | £20–£35 | 20 to 40 mins | £30 |
| Semi-detached (10 to 14 windows) | £20–£40 | 30 to 45 mins | £35 |
| Detached (15 to 20+ windows) | £35–£60 | 45 to 90 mins | £40 |
| Bungalow | – | – | £30 |
MyJobQuote's page was updated on 25 August 2026. Checkatrade's window cleaning page was last updated on 6 January 2025, so treat its figures as older.
MyJobQuote says first-time or deep cleans usually cost 50% to 100% more than a regular clean.
Do prices change by area?
Yes. MyJobQuote's regular outside-only ranges:
- London: £25–£45
- Bristol: £25–£40
- Birmingham and Nottingham: £20–£40
- Manchester, Edinburgh, Glasgow and Cardiff: £20–£35
How much do window cleaners charge for extras?
MyJobQuote lists these as typical additions to a standard outside clean:
| Extra | Typical added cost |
|---|---|
| Inside cleaning (main windows only) | £10–£15 |
| Inside and outside of all windows and glass doors | £20–£25 |
| Velux or skylight windows | £10–£20 |
| Conservatory, including the glass roof | £25–£30 |
| Conservatory plus frame and gutter work | £45–£50 |
| Gutter cleaning added to a window clean | £20–£40 |
| French doors and large glass panels (each) | £5–£10 |
Extras are where a round makes its margin. Put each one on your price list, so customers can add them without a new quote.
How much does commercial window cleaning cost?
MyJobQuote's per-visit ranges:
- small shopfront: £5–£15
- small office (up to 10 windows): £20–£50
- medium office: £50–£150
- large office or commercial building: £100–£500+
Commercial work is usually quoted per job or contract. Height, access equipment and the client's paperwork all change the price.
What do window cleaners charge per hour?
Checkatrade gives two figures:
- £15–£40 an hour in its trades table (updated April 2026)
- £25–£40 an hour on its window cleaning page (updated January 2025)
Most domestic customers don't pay by the hour. But your hourly figure is how you check a price works.
Quick sum (our arithmetic from MyJobQuote's ranges, not a quote): a semi at £20 that takes 45 minutes earns £26.67 an hour. The same semi at £40 in 30 minutes earns £80 an hour.
That's time at the house only. Driving, parking, setting up and chasing payment all come out of it.
How do you price a window cleaning round? Step by step
- Set a minimum visit price. Small jobs that sit between big gaps cost you driving time.
- Time each house. Note windows, frames, access, parking and the side gate. Time the first two or three cleans.
- Pick your target hourly rate. Include travel time between houses.
- Divide by houses per hour. A tight street lets you charge less per house and still earn more.
- Price the first clean higher. MyJobQuote's 50% to 100% range is a sensible reference. Say so upfront.
- Price frequency. Four-weekly cleans are usually quicker than eight-weekly ones. Decide if longer gaps cost more.
- List your extras. Inside, conservatory, gutters, Velux, frames.
- Write it down. One price list, used on every doorstep.
What's a customer worth over a year?
Quick sum (our arithmetic): a four-weekly clean is 13 visits a year (52 ÷ 4). At MyJobQuote's £20–£40 semi range, that's £260–£520 a year from one house, before costs.
This is why a slipped round costs money. Our round management guide shows how frequency drift adds up.
Should you charge per house or per window?
Per house is more common for domestic rounds. It's quick to quote and easy for customers.
Per window can suit flats, shopfronts and offices, where window counts vary a lot. Some cleaners use per-window counts to set a per-house price, then quote one figure.
Whichever you pick, use the same method across the round.
How do you put your prices up?
Tell customers in writing before the next clean, with the new price and the date it starts. Keep a note of who you've told.
Review prices once a year, not ad hoc. Price rises on a round are easier when every customer gets the same letter at the same time.
